Intelligent BIM models from survey data.

Our Revit modelling service converts point cloud and measured survey data into coordinated, information-rich BIM models suitable for design, refurbishment and asset management programmes. Every model is built from survey-accurate source data — eliminating the ambiguity of modelling from drawings alone.

We produce architectural, structural and M&E Revit models to the Level of Development required by the project — from schematic LOD 2 massing for feasibility through to LOD 4 construction-detail models with full parameterisation. Models are delivered in native Revit format with IFC export and can be federated into multi-discipline project environments.

For heritage and complex existing structures, our scan-to-BIM workflow captures geometry and fabric detail that would be impractical to measure conventionally — giving design teams an accurate, navigable 3D model from day one of the project.

Scan-to-BIM

Revit models derived directly from LiDAR point cloud data. Structural elements, walls, floors and openings modelled to survey-accurate dimensions — without reliance on drawings or site sketches.

LOD 2, 3 & 4 Modelling

Models developed to the Level of Development required by the project brief — from LOD 2 massing for feasibility appraisal through to LOD 4 fabrication-level detail for construction packages.

M&E / MEP Modelling

Mechanical, electrical and public health services modelled from as-built survey data. Ductwork, pipework, plant and electrical runs captured and modelled into the coordinated Revit environment.

Heritage & Existing Buildings

Scan-to-BIM for listed buildings, historic structures and complex existing assets. Irregular geometry, historic fabric and non-standard construction accurately captured and faithfully modelled.

Federated & IFC Models

Multi-discipline Revit models federated into a single coordinated file or project environment. IFC 2x3 and IFC4 export for open BIM workflows, clash detection and handover to client BIM platforms.

Model Validation & QA

Point cloud to model accuracy validation. Clash detection and model QA against survey source data. Delivery with geometric accuracy report and deviation analysis for each model element.

Our Process

How we work.

A rigorous scan-to-model workflow delivering accurate, coordinated BIM at every stage.

Survey Acquisition

LiDAR scan, photogrammetric survey or measured building survey conducted to the accuracy and coverage required by the modelling specification. Point cloud registered and georeferenced.

Point Cloud Processing

Point cloud cleaned, classified and prepared for modelling. Survey control applied and accuracy verified. Point density and coverage confirmed against modelling requirements.

Revit Modelling

Architectural, structural and/or MEP Revit model constructed from the point cloud to specified LOD. Elements modelled with appropriate parameters and family types for the project BIM environment.

QA & Delivery

Model accuracy validated against point cloud source. Clash detection and model audit completed. Delivered in RVT, NWC and IFC formats with accuracy report and point cloud to model deviation analysis.
