What is scan to BIM, and what does a Revit modelling service deliver?

Scan to BIM turns a registered laser-scan or photogrammetric point cloud of an existing building into a native Revit model at an agreed Level of Development, LOD 2 to 4. You receive the .rvt model, an IFC export for open BIM coordination, optional Navisworks federation, and an accuracy report recording the point-cloud-to-model deviation for every element.

Our Revit modelling service converts point cloud and measured building survey data into coordinated, information-rich BIM models suitable for design, refurbishment and asset management programmes. Every model is built from survey-accurate source data — eliminating the ambiguity of modelling from drawings alone.

We produce architectural, structural and M&E Revit models to the Level of Development required by the project — from schematic LOD 2 massing for feasibility through to LOD 4 construction-detail models with full parameterisation. Models are delivered in native Revit format with IFC export and can be federated into multi-discipline project environments.

For heritage and complex existing structures, our scan-to-BIM workflow captures geometry and fabric detail that would be impractical to measure conventionally — giving design teams an accurate, navigable 3D model from day one of the project.

What is scan-to-BIM?
Scan-to-BIM is the process of turning a laser-scan or photogrammetric point cloud of an existing building or structure into an intelligent 3D BIM model — in our case, a native Revit model. Rather than modelling from old drawings or site sketches, the model is built directly onto survey-accurate point-cloud geometry, so walls, floors, columns, openings and services reflect the asset as it actually stands. The result is a coordinated, information-rich model that design, refurbishment and asset-management teams can rely on.
What is LOD, and what level do you model to?
LOD (Level of Development, sometimes Level of Detail) describes how much geometric and information content a model element carries. We model to the level the brief requires: LOD 2 massing for feasibility and appraisal; LOD 3 for coordinated design with accurate size, shape and location; and LOD 4 for construction-detail and fabrication-level information. In UK ISO 19650 terms this maps to the agreed Level of Information Need — we define it with you at the outset so you receive neither an under-detailed nor an over-specified (and over-priced) model.
What source data do you need to build a Revit model?
A registered, georeferenced point cloud is the ideal source — captured by terrestrial LiDAR laser scanning, UAV or handheld scanning, or close-range photogrammetry, depending on the building. We can capture the survey ourselves as a single scan-to-BIM package, or model from a point cloud you already hold, provided it meets the density, coverage and accuracy the target LOD requires. Where only a measured building survey exists, we can model from that too, though a point cloud gives the most complete and verifiable result.
How accurate is a scan-to-BIM Revit model?
The model is only as accurate as the survey control beneath it, which is why we build onto a georeferenced point cloud and validate the finished model against it. Modelled geometry is checked for deviation from the source cloud and delivered with an accuracy report, so you know the tolerance every element was modelled to rather than assuming it. Typical building models are coordinated to the few-millimetre-to-centimetre range achievable from terrestrial laser scanning; tighter tolerances are agreed where a project needs them.
What Revit deliverables will I receive?
You receive the native Revit model (.rvt), typically alongside a Navisworks (.nwc) federation file and an IFC export (IFC 2x3 or IFC4) for open-BIM workflows and handover to your own platform. Multi-discipline models can be federated into a single coordinated environment, and 2D outputs — plans, sections and elevations — can be issued directly from the model. Every delivery includes an accuracy report documenting point-cloud-to-model deviation.
Can you model M&E services as well as architecture and structure?
Yes. We produce architectural, structural and mechanical, electrical and public health (MEP) models from as-built survey data, capturing ductwork, pipework, plant and electrical runs into the coordinated Revit environment. Models can be delivered discipline-by-discipline or federated together for clash detection and spatial coordination — particularly valuable on refurbishment and retrofit projects where existing services must be worked around.
Which buildings and sectors is scan-to-BIM used for?
Scan-to-BIM suits any project where an accurate model of an existing asset adds value: commercial refurbishment and fit-out, heritage and listed buildings, healthcare and education estates, industrial and manufacturing facilities, and rail and infrastructure assets. It is especially useful for heritage and complex existing structures, where irregular geometry and historic fabric are impractical to capture by conventional measurement but are recorded faithfully by scanning.
